Why do I need to hire a professional home stager?

A professional stager has an eye for and a skill in how to rearrange furniture and add the right accessories to make a home more appealing to a majority of home buyers. This isn't to say that a home owner could not do this on their own. However, if you do not have a sense of balance, color or idea on furniture placement the process may become overwhelming or if not staged properly may result in a home not showing well. This usually results in a home staying on the market a longer period of time and ultimately leads to a price reduction. A professional home stager understands what needs to be done and focuses on enhancing a homes best features and creating scenes that attract a buyer's attention.

I heard that home staging is expensive, how can I afford this?

Quite the contrary! Home staging costs less than your first price reduction. Investing a mere $300 can result in big returns and increased equity. It is recommended that home sellers invest at least 1% of the cost of their sales price towards preparing their home for the market. However, we work with your budget and provide options on the best way to get your home staged to sell.

Do I have to stage my entire house or can I only stage the rooms that I want?

You can stage as many rooms or as few rooms as you like. Most home stagers recommend that you stage your entire house if budget permits, after all, you are not just selling part of your home. However, if budget is a factor it is recommended to stage the most important rooms so that buyers can visualize how to use those rooms. Only 10% of buyers can visualize how their furniture would fit into an empty room. However if you only want to stage a few rooms we can easily do that for you.

What is an APSD Home Stager?

The Staging Fashionista is a certified interior decorator as well as a certified APSD (Association of Professional Scene Designers) Property Scene Designer. This training program was designed by Karen Schaefer founder of APSD, a master home stager, marketing expert and a real estate investor that has a pyramid approach to home staging. The APSD certification program is designed to teach you how to properly stage a home to get a home sold faster. An APSD Property Scene Designer uses scenes to stage a home that is targeted to a specific demographic in the community/area in which the home is being sold. By using scenes, proven staging techniques and understanding the target buyer an APSD Property Scene Designer has the proper skills to stage a home for a quicker sale.
